After our initial meeting, Gregory Homes starts working with you right from the start, providing expert assistance even before the the lot has been found and the architect has been retained. Early involvement from the builder is key to a smooth building process by ensuring a pro-active approach with the architect, engineers, and client to mitigate any problems prior to construction. Often times the building industry is reactive rather than proactive. Gregory Homes pre-construction process is a proactive approach, addressing key elements that prepare plans and specifications that reflect your dream for your new home. The benefits of spending time in a quality pre-construction process are realized with less confusion during construction, better plans and specifications, value engineering, budget management and cost control.
Bring us your lot or we can go shopping. We have great relationships with some of the best Realtors in the area to help you find the perfect lot, and then be there to ensure the site really is perfect for your needs. We will need to determine elevation of your lot, accessibility of the property, availability of utilities as well as the cost to connect. If needed we will work with Engineers and Surveyors, Environmental Professionals and any other experts to alleviate any site concerns. This time spent is invaluable in the design and build process.
The pre-construction process includes detailed budget forecasting and creation. Having a cost estimate prior to your plans being completed is a proactive way of designing to your budget. The next step is to design your home or find some existing plans. We build homes of any architectural style so don't be afraid to bring all your creative ideas, notebooks, or scratch paper sketches and we can put it to use designing your dream home. We have strong working relationships with some of the areas premier architects and designers that we can introduce you to or customize any plans or ideas you might already have. Whatever you choose, we will be there every step of the way for any guidance or questions you have along the way.
Its the details that separate extraordinary new home construction from ordinary home construction. We will create a comprehensive specifications book cataloging every component of the project- plumbing fixtures, cabinets, appliances, finish carpentry, paint colors and more.
We will obtain competitive bids from the highest quality subcontractors and vendors based on your approved Specifications Book, and then confirm the overall budget for your project. Once the project permit has been issued you will receive an outlined schedule to ensure a timely build.
Now the fun begins. Your custom home will be built to last for generations, with high quality building materials and innovative building methods that go far beyond what is required by today's building codes. We handle all aspects of construction, from serving as the point of contact for all subcontractors, consultants, vendors, and inspectors to resolve issues as they arise. We will be on site daily ensuring all work is done to specifications, using the the highest quality building materials and techniques. We will then pass all of that information on to you in real time with transparent accounting, scheduling, daily progress, photos and videos all provided to you in real time in our client view program that can be viewed from your nearest internet connection or smart device. Communication is key! This high level of communication and information sharing makes the entire process smoother and more cost effective.
Our in-depth project close-out process includes a full inspection by an Independent Home Inspector. Greg will then join you for a detailed walk through to compile a final "punch list". Upon move-in you will receive a Comprehensive Close-Out package with copies of all contracts, invoices, releases, city or county documents, manuals and warranties, as well as photographic and video documentation of your project.
Your relationship with Gregory Homes does not stop on your move-in day. You will enjoy a full-coverage warranty for the first year after your home's completion and a two-year mechanical warranty followed by a ten year structural warranty for years two through ten. You will also have an option to participate in our turnkey Gregory Homes Custom Home Care Program that takes home maintenance out of your hands and makes it worry free.
Who knows your home better than the builder? Your home will be a one of kind luxury estate. But just as your cars require routine maintenance and inspections, your new home will as well. After you build your own house you must properly maintain it. This is where the Gregory Homes Custom Home Care Program comes in. We have a one of a kind program that will free you from time, hassle and the energy needed to keep up with the routine maintenance needs of your home. We offer annual full service contracts including weekly, monthly, quarterly and biannual services to once a year a la-cart services. The program includes everything big and small that should be addressed on an on going basis, from properly maintaining your floors to servicing your HVAC units and caulking your tubs and showers we do it all.
